Delivering 147 much needed high-quality homes for affordable rent in West Bromwich.

The Swan Lane development, which is being built by MORRO Partnerships on behalf of Green Square Accord Housing Association, will provide 147 affordable homes for affordable and social rent. The development will meet a variety of local housing need by providing 41 two and 24 three-bedroom houses and 17 one and 65 two-bedroom apartments. The site will require significant remediation before the land is bought back in to use, being previously used by the National Grid.

The site is in a highly sustainable location being within 100 metres of the Metro station at Black Lake, West Bromwich providing quick and easy access to West Bromwich Town Centre, and onwards to Birmingham. The delivery of the 147 new homes will also secure social benefits including the creation of 120 temporary construction jobs and 5 new apprenticeship starts.

The new homes at Swan Lane will be constructed using prefabricated open-panel timber frames supplied by LoCaL Homes – an award winning, low carbon manufacturing facility based in Walsall. Green Square Accord Housing Association have designed sustainability into the heart of their Swan Lane development with plans to plant plenty of trees and install electric vehicle charging points throughout the site. The development will contain generous amounts of open space complete with a pond to support local wildlife.

Works commenced on site in January 2024 and significant progress has been made on the remediation of the land. The ring beam for the gas holder has been removed and the factory has now been demolished. It is anticipated the first set of homes will be completed by Summer 2025.
